Happy 2024! A new year brings new goals, new experiences and a new housing market!

It may be cold outside, but there are still many activities to enjoy in St. Louis. Here are a few of our family's favorite winter activities:

  1.  Queeny Park Ice Rink - Skate rentals are available.
  2.  Hidden Valley Ski Resort- Ski rentals, Lessons, and tubing!
  3. Candlelight Concerts - A remarkable concert experience - fully candlelit and beautiful music - makes for a perfect night out.
  4. Slick City - This is our kids favorite place to go. Slides galore. Fun for the kids but also a fun time for adults!

Real Estate Market Update:

2023 saw one of the most interesting real estate markets ever! Towards the beginning of the year, homes were selling in record short time and at the highest prices ever. Demand was high and inventory low.

Demand has not cooled, but buyers have transitioned from a somewhat frantic state of mind to be more discerning. They are not settling and most are exhibiting patience and a willingness to wait for the right opportunity. Pricing strategies and prepping a home correctly has become increasingly important. This is one of the ways we can help if you are thinking of selling in 2024!

Pricing a home incorrectly or failing to properly prepare a home for the market can lead to major setbacks and ultimately cost sellers time and money.

So what do we expect in 2024? Interest rates are widely expected to come down. This will drive additional demand and fuel a refinance boom for anyone who purchased when interest rates were high.

Overall, we expect the fundamentals to stay relatively consisent in 2024. Sellers need to be smart and buyers need to be savvy.

We love helping our friends and family achieve their real estate dreams. Be sure to keep us in mind if we can help!

All the best to you and yours,

Ashley and Derek Grier

2024 Top Paint Colors

Many major paint brands have announced the colors they believe will dominate interior spaces in the coming year. But with so many paint predictions, it can be difficult to keep track of all of the colors that have been named so far—and discern them from last year's popular shades.

This trend forecast includes coastal-inspired blues and calming neutrals that are contrasted by moodier hues, such as black and olive green. Read more to see how to use these colors in your home.

Grier Family Favorite Recipes

Puppy Chow or Muddy Buddies is a FAN favorite in our household. It's easy to make and incredibly addicting!

Note: After I mix the chex mix in the chocoloate/peanut butter mixture, I add the mix to a gallon sized ziploc bag and add the powdered sugar and shake it up. Less messy and way easier than trying to add it to the bowl. You may need to do a few cups at a time.

This is such an easy recipe and everyone loves it... yes even our boys!

Note: I usually add the oil in the pan, then the garlic, I don't add the onion until after the ground chicken is cooked - I use green onion. Also, I add shaved carrots and water chestnuts for an extra crunch. We use bib lettuce as it holds the mixture nicely. Steam some rice and you have a quick and delicious meal!
